Energy Performance Certificates (EPC's)

EPC's, are you ready?
We have outlined the basic requirements below for your information.
- April 6th
2008 - EPC's required for all newly constructed, sale or rented
commercial buildings over 10,000m².
- July 1st
2008 - EPC's required for all newly constructed, sale or rented
commercial buildings over 2,500m².
- October
1st 2008 - EPC's required for all newly constructed, sale or rented
commercial buildings.
- The EPC
shall give an energy rating for the building.
- Software
has to be used either iSBEM or Dynamic Simulation Model (DSM)
depending upon the buildings complexity.
- Each EPC
shall be given a unique reference number and logged on a central
database.
- Only accredited
energy assessors can produce the EPC and the accreditation details
must be shown on each certificate.
- The EPC
is valid for 10 years.
- The assessor
must include a recommendations report outlining where energy saving
could be achieved.
Display
Energy Certificates (DEC's)
- Required
on all public building over 1,000m² from October 1st 2008.
- DEC's must
be displayed in prominent position where it can be viewed by the
public.
- A DEC will
be valid for 12 months.
- The DEC
will indicate the buildings energy rating and carbon emissions
over a 3 year period.
- Each DEC
shall be given a unique reference number and logged on a central
database.
- Only accredited
energy assessors can produce the DEC and the accreditation details
must be shown on each certificate.
- The assessor
must include a recommendations report outlining where energy saving
could be achieved.
